There is a lot to do, and it is not always clear what the first step should be. This guide explains the correct order for undertaking a <strong>farmhouse restoration<\/strong>: <strong>what to analyze first, what to verify before committing to any figures, and how to structure the process so that every decision makes sense from the outset.<\/strong>  <\/p>\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h2 class=\"wp-block-heading\">The first step is not the Farmhouse Restoration. Preliminary technical inspection for farmhouse restoration: the real starting point <\/h2>\n\n<p class=\"wp-block-paragraph\">The initial inspection allows for understanding the actual condition of the farmhouse before defining any project or handling any figures.<\/p>\n\n<p class=\"wp-block-paragraph\">During this phase, the roof and timber structure, load-bearing walls and the condition of the original mortars, floor slabs, carpentry, existing installations, and humidity pathologies are reviewed. It also assesses for the presence of wood-boring insects in the beams \u2014 a common problem in farmhouses that have been closed for years \u2014 and for differential settlements in the foundation. <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>The result of this inspection determines two fundamental things: whether the farmhouse restoration can be approached in phases or if there are urgent interventions that cannot wait, and what the realistic basis is for building the budget. Urban planning regulations in Catalonia: what needs to be verified before any masia restoration project. <\/h2>\n\n<p class=\"wp-block-paragraph\">This is the aspect most neglected by owners at the start of the process, and the one that halts or increases the cost of most projects once they have begun.<\/p>\n\n<p class=\"wp-block-paragraph\">Most farmhouses in Catalonia are located on <strong>undevelopable land<\/strong>, regulated by the <a href=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2010-13723\" target=\"_blank\" rel=\"noopener\">Legislative Decree 1\/2010, of August 3, which approves the consolidated text of the Urban Planning Law of Catalonia (TRLUC)<\/a>. <strong>Additional Provision Three<\/strong> of this regulation establishes the specific regime applicable to farmhouses and rural houses on undevelopable land, and determines which rehabilitation, extension, or change of use actions are possible and which require prior urban planning authorization from the corresponding Territorial Urban Planning Commission. <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Before defining the farmhouse restoration project, it is advisable to specifically verify:<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>The <strong>urban classification and zoning of the land<\/strong> where the property is located.<\/li>\n\n\n\n<li>Whether the building is listed in the <strong>catalogue of farmhouses and rural houses<\/strong> of the municipal planning, an essential requirement for requesting certain actions on undevelopable land.<\/li>\n\n\n\n<li>The <strong>level of heritage protection<\/strong>: Cultural Asset of National Interest (BCIN), Cultural Asset of Local Interest (BCIL), or protection derived from municipal planning.<\/li>\n\n\n\n<li>The <strong>permitted extensions<\/strong> and their maximum ceiling according to current planning.<\/li>\n\n\n\n<li>The <strong>authorized changes of use<\/strong>: habitual dwelling, rural tourism, agricultural equipment, mixed uses.<\/li>\n\n\n\n<li>The energy requirements applicable according to the <a href=\"https:\/\/www.codigotecnico.org\/\" target=\"_blank\" rel=\"noopener\">Technical Building Code (CTE)<\/a>, especially DB-HE for limiting energy demand.<\/li>\n<\/ul>\n\n<div style=\"height:40px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<h2 class=\"wp-block-heading\">Heritage protection: what it means for your farmhouse<\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>When a farmhouse has a heritage protection level, intervention possibilities do not disappear \u2014 but they are conditioned.<\/strong> Actions must respect the architectural, constructive, or landscape values that motivated the protection, which generally implies maintaining the original volume, traditional materials on facades and roof, and unique elements of the building.<\/p>\n\n<p class=\"wp-block-paragraph\">In practice, this has two direct consequences for the owner: first, the project requires approval from the competent culture department (<a href=\"https:\/\/cultura.gencat.cat\/ca\/departament\/estructura_i_adreces\/organismes\/dgpc\/accio\/agencia_patrimoni\/\" target=\"_blank\" rel=\"noopener\">Ag\u00e8ncia Catalana del Patrimoni Cultural<\/a>) in addition to the ordinary urban planning license; and second, they can access specific subsidy lines for the conservation of built heritage that are not available for unprotected farmhouses.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Not knowing this framework before starting a farmhouse restoration is not a minor error. Define the future use before restoring anything <\/h2>\n\n<p class=\"wp-block-paragraph\">The technical strategy for a <strong><a href=\"https:\/\/ecohabitats.cat\/en\/farmhouse-renovation\/\">farmhouse or old house restoration<\/a><\/strong> changes radically depending on the property&#8217;s intended use.<\/p>\n\n<p class=\"wp-block-paragraph\">A farmhouse intended for habitual dwelling does not require the same intervention as one intended for rural tourism, seasonal vacation rental, or mixed residential-agricultural use. The future use conditions the necessary installations, the level of intervention in the interior layout, specific regulatory requirements (accessibility, fire safety, energy efficiency), and the total investment. <\/p>\n\n<p class=\"wp-block-paragraph\">Defining it at this stage \u2014 before commissioning the project \u2014 avoids having to redo prematurely made decisions. The order of intervention: always from outside in <\/h2>\n\n<p class=\"wp-block-paragraph\">In any <strong>farmhouse restoration<\/strong>, the order of action always follows the same logic: from outside in. Until the building is sealed against water and structurally stabilized, any interior work is exposed to deterioration before the project is finished. <\/p>\n\n<p class=\"wp-block-paragraph\">The roof is always the absolute first priority in farmhouse restoration. From there, the correct order is: <\/p>\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>Roof<\/strong> \u2014 water sealing, repair or replacement of the timber structure.<\/li>\n\n\n\n<li><strong>Structure and load-bearing walls<\/strong> \u2014 consolidation, injections, treatment of active cracks.<\/li>\n\n\n\n<li><strong>Facades and humidity treatment<\/strong> \u2014 mortar restoration, capillary treatment if applicable.<\/li>\n\n\n\n<li><strong>Exterior carpentry<\/strong> \u2014 replacement or restoration of windows and doors.<\/li>\n\n\n\n<li><strong>Installations<\/strong> \u2014 new electrical network, plumbing, sanitation, and climate control.<\/li>\n\n\n\n<li><strong>Interior layout<\/strong> \u2014 only once the building is sound and sealed from the outside.<\/li>\n\n\n\n<li><strong>Finishes<\/strong> \u2014 the last phase, not the first.<\/li>\n<\/ol>\n\n<p class=\"wp-block-paragraph\">This order is not an arbitrary convention. Materials compatible with traditional construction <\/h2>\n\n<p class=\"wp-block-paragraph\"><strong>Traditional farmhouses were built with breathable systems: stone or rammed earth walls that naturally regulate humidity, lime mortars that allow for the hygroscopic movements of the building, and roofs with passive ventilation. <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">When incompatible modern materials \u2014 Portland cement on stone walls, impermeable insulation, plastic paints \u2014 are applied to these elements, an imbalance is created that, over time, leads to condensation, humidity, and accelerated degradation of the original materials themselves.<\/p>\n\n<p class=\"wp-block-paragraph\">In a technically correct <strong>masia renovation<\/strong>, materials must be compatible with the originals:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Lime mortars<\/strong> for repointing and exterior and interior renders.<\/li>\n\n\n\n<li><strong>Breathable insulation<\/strong>: sprayed or panel natural cork, wood fiber, rock wool in specific applications.<\/li>\n\n\n\n<li><strong>Natural stone<\/strong> for reintegrations, plinths, and exterior finishes.<\/li>\n\n\n\n<li><strong>Certified structural timber<\/strong> for restoration or replacement of beams and purlins.<\/li>\n\n\n\n<li><strong>Reversible solutions<\/strong> that respect the heritage value of the building and allow for future interventions without damaging the original elements.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">This is not an aesthetic or ideological matter. Energy efficiency integrated into the building&#8217;s logic <\/h2>\n\n<p class=\"wp-block-paragraph\">A <strong>restored farmhouse<\/strong> in 2026 can be perfectly comfortable and efficient without losing its character. The thermal inertia of thick stone walls already offers an excellent base: a 60 cm masonry wall has a thermal inertia that no lightweight construction building can replicate. With the right improvements, the result is a building that maintains stable temperatures in summer and winter with very low energy consumption.  <\/p>\n\n<p class=\"wp-block-paragraph\">The most effective interventions in <strong>farmhouse restoration<\/strong> from an energy perspective are:<\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Envelope improvement<\/strong> with breathable exterior insulation (ETICS system with cork or wood fiber) or interior insulation when heritage protection does not allow for facade work.<\/li>\n\n\n\n<li><strong>Wooden carpentry with low-emissivity glass<\/strong> and thermal break.<\/li>\n\n\n\n<li><strong>Mechanical ventilation (MVHR)<\/strong> with heat recovery, especially relevant in farmhouses being restored for intensive use.<\/li>\n\n\n\n<li><strong>Aerothermal systems<\/strong> as the main climate control system, especially efficient in buildings with good thermal inertia.<\/li>\n\n\n\n<li><strong>Photovoltaic solar energy<\/strong> for self-consumption, when urban planning and heritage regulations permit it.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">The <a href=\"https:\/\/www.codigotecnico.org\/pdf\/Documentos\/HE\/DBHE.pdf\" target=\"_blank\" rel=\"noopener\">CTE DB-HE<\/a> establishes the minimum energy efficiency requirements applicable to significant farmhouse restorations.
