The presence of multiple floors, bedrooms far from the equipment, different wet areas, vertical runs, or limited false ceilings can make the network considerably more complex than the machine that powers it.

At Ecohabitats we understand mechanical ventilation as part of the building. Equipment, ducts, terminals, envelope, interior layout, and other systems must work together.

In this guide we analyze 14 mistakes when installing mechanical ventilation in homes, why they can cause problems, and what we check to prevent them.

We will not explain again what a CMV is or compare single-flow, dual-flow, or other systems. Nor will we develop how to design ventilation for a house from scratch, a matter we address specifically in our guide on mechanical ventilation in detached houses.

Here we start from a different situation: the installation is already being designed or executed. What decisions can cause it not to work as it should afterward?

The installation is completely hidden in the false ceiling

A good machine does not guarantee good ventilation in the home

When an installation presents problems, the first suspicion usually falls on the equipment.

However, a CMV is part of a much larger system.

Between the machine and the different rooms we find ducts, branches, connections, filters, terminals, transfer passages, outdoor air intakes, and exhaust points.

Air encounters different resistances throughout that path.

This explains why two homes with exactly the same equipment can obtain very different results.

One can be quiet and maintain balanced air renewal between rooms. In another, certain bedrooms may receive less air than expected or acoustic disturbances may appear.

The difference does not have to be in the CMV.

It may be in the installation that exists around it.

Therefore, when we analyze mechanical ventilation problems in a home, we do not necessarily start by asking what machine has been installed, but how the complete system is functioning.

1. Choosing the equipment before sizing the home’s ventilation

One of the mistakes when installing mechanical ventilation in homes that can condition the entire project consists of starting with the catalog.

A particular CMV is chosen and subsequently an attempt is made to adapt the installation to its characteristics.

The process should occur in the opposite direction.

First we need to know the home: layout, number and type of rooms, expected occupancy, and the path the air must follow. Based on these conditions, ventilation needs are determined and subsequently a compatible solution is selected.

Furthermore, it is not enough to check the maximum airflow announced by the manufacturer.

The equipment will not work in isolation. It will be connected to a real network with ducts, branches, filters, terminals, and different resistances to airflow.

Therefore, we must assess its capacity to provide the necessary airflows under the operating conditions expected for that installation.

The correct sequence is simple: first the system is sized; then the equipment is selected.

The machine must respond to the home’s needs and not become the element that subsequently forces the entire project to be adapted.

2. Calculating ventilation solely based on square meters

“My house is 180 m². What CMV do I need?”

It is a common question, but surface area alone does not allow it to be answered correctly.

Two homes of 180 m² can present very different configurations.

One may have a single floor, three bedrooms, and two bathrooms. Another may be distributed over three levels, have more wet areas, and require much longer air paths.

Even within the same surface area, the layout can considerably modify how the installation should be approached.

Reducing system selection to a relationship between square meters and machine size is one of the mechanical ventilation installation errors in homes that should be avoided from the design stage.

Sizing must be performed on the actual home and considering the requirements of Basic Document HS 3 Indoor Air Quality of the Technical Building Code (CTE).

Number and type of rooms, layout, occupancy, and applicable regulatory conditions provide information that surface area alone does not provide.

3. Thinking about extraction without defining where air enters and circulates

If we extract air from a home, other air will have to replace it.

It seems obvious.

However, an installation can focus on evacuating air from bathrooms or other wet areas without properly resolving where the replacement air comes from and what path it will follow to reach those extraction points.

Installing extractors is not enough.

We need a circulation strategy.

In a home we want air to move between rooms in a manner consistent with the designed system, avoiding having its path depend solely on accidental infiltrations or on the user opening certain doors or windows.

In simplified form, we should be able to represent the path:

intake or supply → dry rooms → transfer → wet areas → extraction.

When we study mistakes when installing mechanical ventilation in a home, this path is one of the first issues worth reviewing.

If we know where the air exits but not how it got there, part of the installation is still missing.

If you need to start with the basic concepts, in our guide we explain what forced ventilation is and how air renewal occurs.

4. Not properly providing for air passage between rooms

We may have correctly defined intake and extraction and still prevent air from circulating adequately between them.

Consider a detached house at night.

Bedroom doors usually remain closed.

If the system needs air to pass from those bedrooms to a hallway to continue subsequently to extraction areas, that path must remain possible with doors closed.

The installation should not depend on habits that contradict normal use of the home.

But resolving air passage does not consist solely of creating an opening either.

We must consider the necessary airflow, acoustic behavior, and privacy between rooms.

A solution that allows air transfer but makes hallway conversations clearly audible from a bedroom is not completely resolved.

Here architecture and ventilation cease to be two independent matters.

The air path must also be compatible with how people use the house.

5. Designing ducts according to available space

This problem appears in different ways in new construction and renovation.

In a new home we have the possibility of reserving passages, coordinating false ceilings, and providing technical spaces from the design stage.

In an existing house we will have more restrictions.

The error appears when, in either scenario, we first completely resolve the architecture and then ask:

Where do we now run the ventilation?

The network then begins to occupy leftover spaces.

Unnecessarily long routes appear, conflicts with beams, multiple systems trying to pass through the same point, or passages between floors that were never anticipated.

And that does not only affect ease of installation.

The layout also conditions network behavior.

To prevent mistakes when installing mechanical ventilation in homes, routes should be coordinated with architecture, structure, climate control, drainage, and other systems before execution.

In renovation we cannot always achieve the ideal route.

Precisely for that reason it is even more important to know the limitations before choosing and distributing the system.

6. Modifying diameters, routes, or elbows during construction without checking their consequences

It is a perfectly possible situation during construction.

The designed duct reaches an area where a structural obstacle appears or simply does not have the expected space.

An apparently simple solution consists of reducing its section, introducing several changes of direction, and continuing.

From a geometric point of view we have solved the problem.

From a ventilation point of view we must check what we have changed.

Duct section influences the velocity needed to transport a given airflow. Lengths, elbows, branches, and accessories also affect network pressure losses.

Therefore, an apparently minor modification can alter branch operating conditions and affect airflow or acoustic behavior.

In our experience, these construction modifications deserve special attention because many will be completely hidden once the false ceiling is closed.

When a route cannot be executed as planned, we do not automatically accept the alternative that simply manages to overcome the obstacle.

There are two questions:

Does it fit? and, above all, will it continue to function as planned?

7. Not properly balancing airflows between different rooms

That a CMV supplies or extracts air does not mean each room is automatically receiving the planned airflow.

The different branches of a home do not necessarily present the same resistance.

One may be short and direct.

Another may cover more distance, pass through a floor, or incorporate more changes of direction.

Air does not necessarily distribute itself spontaneously according to the quantities defined in the design.

As a consequence, an installation may be operating and yet be unbalanced.

For example, a bedroom near the equipment could receive more air than planned while another located at the end of a more unfavorable route receives less.

This type of mechanical ventilation problem in homes is not necessarily solved by installing a more powerful machine.

Regulation is part of the installation itself.

The objective is not simply to get air to come out of all outlets.

We want the actual distribution to correspond to the strategy planned for each room in the home.

8. Not measuring airflows during commissioning

This error is directly related to the previous one, but it is worth differentiating them.

Regulating is adjusting. Measuring is verifying.

We may have correctly calculated the system, selected suitable equipment, and carefully executed the network.

Even so, we need to verify the actual result.

During construction, modifications can occur. A route may change, a terminal may be moved, or an adjustment different from initially planned may be made.

Even when apparently everything has been executed according to design, commissioning allows design and reality to be compared. This regulation is part of the operation of properly commissioned controlled mechanical ventilation (CMV).

One of the mistakes when installing mechanical ventilation in homes consists of considering it sufficient to bring your hand near an outlet and verify that air movement exists.

That demonstrates that air is circulating.

It does not demonstrate how much air is circulating.

Comparing planned airflows with those obtained during commissioning allows deviations to be detected and corresponding adjustments to be made.

That the machine turns on and the outlets function means we have an operational installation.

It does not yet mean it is properly commissioned.

9. Attributing any noise problem directly to the CMV

A family installs mechanical ventilation and at night hears noise in a bedroom.

The immediate conclusion may be:

“The machine makes too much noise.”

But replacing it without diagnosing the source may not solve anything.

Sound can come from the equipment itself, but also from vibrations transmitted to the structure, high air velocities, terminals, network characteristics, or acoustic transmission between rooms through the ducts.

Therefore, when this problem appears, it is advisable to determine what we are hearing, when it appears, and by what path it reaches the room.

This approach is especially important in homes.

A certain sound level that during the day may go unnoticed can be clearly annoying in a bedroom at night.

At Ecohabitats we consider acoustic comfort as part of installation performance.

A CMV capable of providing the calculated airflow but that hinders occupants’ rest cannot be considered a completely satisfactory solution.

10. Placing outlets where it is easiest during construction

Home ceilings can concentrate lighting, climate control, detectors, access panels, and different systems.

When ventilation is coordinated late, the temptation appears to locate its terminals simply where space still remains.

But outlet position is part of the air renewal strategy.

It should not respond exclusively to an aesthetic decision or installation convenience.

Its location must relate to room geometry, the planned air path, and other elements present in the space.

This is another of the mistakes when installing mechanical ventilation in a home that is usually much simpler to prevent on paper than to correct once ceilings are executed.

Defining and coordinating terminals before arriving at the construction site reduces subsequent improvisations.

11. Poorly resolving outdoor air intake and exhaust

The ventilation installation does not end inside the house.

We also have to resolve its relationship with the outdoors.

Intakes and exhausts need appropriate locations to avoid undesired situations, such as allowing part of the exhausted air to be reintroduced or capturing air from an inappropriate point.

Furthermore, we are penetrating facade or roof.

Therefore, these connections are also part of the envelope’s construction resolution.

In a detached house there is normally more freedom than in other building types to study locations on facade or roof, but that does not mean they can be decided arbitrarily.

Position, separation, accessibility, and construction integration must respond to the designed system and applicable technical conditions.

External connections should not be resolved at the end of construction as two simple perforations necessary to connect the machine.

12. Not ensuring duct and connection airtightness

We want to transport a certain amount of air to a specific room.

If part of that air is lost during the route through poorly executed connections or joints, actual behavior may differ from planned.

And there is another difficulty.

Many of these elements will be hidden.

A connection easily inspected while the network is open can become a point difficult to inspect once the false ceiling is finished.

Therefore, among mistakes when installing mechanical ventilation in homes, the execution quality of what will not be visible deserves special attention.

Ducts, accessories, and joints must be installed using solutions appropriate for the system used and inspected while still accessible.

Hidden does not mean secondary.

13. Hiding equipment and filters without thinking about their maintenance

Visually integrating systems within a home is desirable.

Making them inaccessible is not.

During construction it may be tempting to place the unit in the most discreet space possible and then completely close off the area.

The problem appears when we need to replace a filter, inspect the equipment, or access one of its components.

If an ordinary maintenance operation requires dismantling construction elements, we have resolved the installation thinking only about delivery day.

This is one of the mistakes when installing mechanical ventilation in homes that we can detect with a very simple check before closing the construction:

can we actually access everything that will need to be maintained?

Being able to touch the machine is not enough.

We must verify whether it can be opened, whether space exists to remove filters, and whether maintainable components can be handled without dismantling other home elements.

Future maintenance is also designed.

14. Not coordinating ventilation with architecture and other systems

This last error is related to many of the previous ones.

Mechanical ventilation does not occupy an empty building. This comprehensive vision is also consistent with the energy efficiency criteria of the Catalan Energy Institute (ICAEN), which relates efficient ventilation to indoor air quality and the building’s energy performance.

It shares space with climate control, electricity, drainage, and other systems. It passes through architectural elements, requires false ceilings, may require vertical passages, and ends up relating to facade or roof.

When each system is designed independently, conflicts usually appear during execution.

A duct needs to pass through an area occupied by another system.

An access panel ends up behind a fixed element.

Ventilation and climate control need to use the same available space.

Then improvised modifications begin.

And a solution adopted to solve one problem can generate another several meters ahead.

In detached houses, especially when multiple floors or complex systems exist, this coordination takes on even greater importance.

At Ecohabitats we work on architecture, envelope, and systems from a comprehensive vision precisely to reduce this type of conflict.

Avoiding mistakes when installing mechanical ventilation in homes often begins long before the installer places the first duct.

How to know if a home’s mechanical ventilation may be poorly installed?

Not all defects produce obvious symptoms.

And an isolated symptom does not automatically allow its cause to be determined either.

However, situations exist that justify reviewing an installation: excessive noise during normal operation, annoying drafts, significant differences between rooms, odors moving to undesired areas, or equipment that needs to work continuously under very demanding conditions to obtain a normal result.

A less obvious problem may also exist: that apparently everything works, but actual airflows do not correspond to planned ones.

Therefore diagnosis should not be limited to observing the symptom.

If a bedroom receives less air than expected, the source could be in regulation, the terminal, branch layout, an obstruction, or a modification made during construction.

In these cases it is advisable to review the system following its path:

equipment → network → regulation → terminals → transfer between rooms → extraction → outdoors.

Can errors in already installed mechanical ventilation be corrected?

In many cases, yes.

But difficulty will depend on where the problem is located.

Incorrect regulation may have a relatively simple solution.

Modifying a duct completely hidden behind a false ceiling may require considerably greater intervention.

Therefore, when we find mechanical ventilation problems in a finished home, we do not recommend starting by replacing components at random.

First we must diagnose.

Then we can determine whether it is necessary to regulate, intervene on a terminal, review connections, modify part of the network, or propose a broader intervention.

Changing a CMV because “the ventilation works poorly” without first knowing the cause may mean replacing equipment that was never the source of the problem.

Errors are not the same in a new home as in a renovation

In new construction we have an important advantage: we can integrate ventilation from the earliest project phases.

It is possible to reserve passages, coordinate false ceilings, study vertical routes, provide technical spaces, and resolve external connections before execution.

Leaving these decisions until the end means wasting that opportunity.

In renovation we start from another reality.

The house already exists.

We may encounter limited heights, structure conditioning routes, absence of shafts or technical spaces, and a layout we do not want to completely transform.

Here the solution does not consist of trying to introduce at any cost the system we would design for a new home.

We must first understand the building’s restrictions.

From our experience, a technically very complete solution on paper can cease to be a good solution if it is incompatible with the home where it must be executed.

Mistakes when installing mechanical ventilation in homes in Barcelona and Catalonia

In Barcelona and Catalonia we work on homes with very different construction characteristics: new construction houses, renovated detached houses, buildings where windows have been replaced and airtightness improved, or existing constructions with significant limitations for distributing new systems.

Therefore, avoiding mistakes when installing mechanical ventilation in homes requires studying each building and not automatically transferring the same solution from one house to another.

The technology may be the same.

The home never is.

Ecohabitats is headquartered in Barcelona and develops projects throughout Catalonia.

Many mistakes begin before installing the CMV

If we jointly analyze the main mistakes when installing mechanical ventilation in homes, a pattern appears.

Many begin before turning on the machine.

When we select equipment without sizing first.

When we leave ducts until the end.

When we modify a route during construction without checking its consequences.

When different systems have not been coordinated.

Or when we consider the work finished without regulating and verifying actual airflows.

Therefore, correctly installing mechanical ventilation in a home does not consist solely of choosing a good CMV.

There is a process:

diagnose → size → design → coordinate → execute → regulate → verify → maintain.

It is this process that converts a machine, some ducts, and some terminals into a system capable of properly renewing a home’s air.

Are you going to install mechanical ventilation in a style="height:40px" aria-hidden="true" class="wp-block-spacer">

How do I know if a CMV is poorly installed in a home?

There is no single symptom. Excessive noise, annoying drafts, significant differences between rooms, or airflows that do not correspond to planned ones may justify a review.

To identify the cause it is necessary to analyze the entire installation and not only the machine.

Why does little air come out of a ventilation outlet?

It may be due to regulation, branch resistance, duct layout, terminals, obstructions, or execution problems.

Measuring airflow allows first verifying whether a deviation actually exists and subsequently investigating its source.

Why is the CMV heard at night?

Noise can come from the equipment, but also from vibrations, air velocities, terminals, or acoustic transmission through the network itself.

Before replacing the machine it is advisable to identify the source and transmission path of the sound.

Will a more powerful CMV solve insufficient ventilation?

Not necessarily.

If the problem is in the network, balancing, terminals, or air distribution, increasing machine capacity may not solve its cause.

The objective is to have a properly sized and regulated system, not simply more powerful equipment.

Must airflows be measured after installing mechanical ventilation?

Yes, verification during commissioning allows actual behavior to be compared with planned airflows and necessary adjustments to be made.

Simply verifying that air movement exists does not provide that information.

By Pablo Santillana, technical architect and founder of Ecohabitats Arquitectura i Construcció A mechanical ventilation installation may have good equipment and still fail to properly renew the air in a home.
